• Deposit cap: 2 months’ rent for covered landlords (§ 44-7-30.1).
• Move-in list: Required before accepting the deposit (§ 44-7-33).
• Move-out inspect: 3 business days to inspect; tenant has 5 business days.
• Return: 30 days after possession under § 44-7-34.
• Small-owner note: § 44-7-36 exempts some self-managing owners of 10 or fewer units from parts of Article 2 — confirm before you skip escrow.
